LEAKAGES / WATER PROOFING
DIAGNOSIS –
PLANNING- STRATEGY- EXECUTION
India, being a tropical country,
receives a considerable amount of rainfall each year. Although it may seem like
a blessing for the plant in your garden. Unfortunately, it is not good news for
your residence, whether it be a house or apartment, when it experiences issues
such as dampness, seepage, and leakages.
As a structure ages, issues arise
that result in cracks, which can eventually lead to seepage or leakage.
Therefore, ensuring proper waterproofing is crucial to preserving the beauty
and longevity of the structure.
The presence of multiple joints in a
building's structure is an unavoidable factor that leads to cracks due to
contraction and expansion.
Additionally,
there are other factors also that contribute to seepage or leakages.
1.
Thermal fluctuations can lead to damage structure
2.
Due to structural stress
3.
Structural damage occurs as a result of the corrosion process in steel.
Over time, the heat and rain & contraction
and expansion can cause cracks and fissures to develop on the walls & roof of
your residence – commercial – industrial structure. Due to the presence of
cracks over time, it can result in the accumulation of dampness, seepage, and
leakages.
So, in this blog, we will discuss how we can
overcome this problem.
In order to achieve a successful outcome, we must all go through three processes to overcome the problem.
To
resolve the issue, it is essential to follow 3 step procedure
1.
Diagnosis
2.
Planning
3.
Strategy
Let
discuss all the 3 step one by one
1.
Diagnosis
Performing waterproofing without conducting a
proper diagnosis can be compared to shooting an arrow while blindfolded.
It is advisable to have a clear understanding of
your problem before embarking on finding a solution.
Diagnosis and analysis of leakages
Generally leakages of structure takes place due
to 3 phase’s failure of structure
1.
Mistake During
the construction phase
-
Joints in structure during the construction phase
-
inappropriate ratio of water cement
-
Inappropriate of material ratio and uses
-
Avoiding the admixture or over does of admixture
-
Unprofessional / defective practise or process
-
Poor / substandard material
-
Faulty design
2.
Just after
put in the service phase
First and second stage phase has the same reason
for structure failure
3.
Useful
service life phase (after 12-15 years )
- Integral
Chemical reaction within concrete
- Expansion
and contraction
- Functional
design of structure
- Corrosion
- Cracks in
walls
- General
effects of wind, rain, atmosphere changes
- Blow holes
area formed around the sanitary & water line
- Chemical
reaction from surrounding
- Function
and uses of structure which is not to design
Once the problem has been diagnosed, the next
step is to formulate a plan.
2.
Planning
Planning is just as essential as diagnosis in overcoming problems
successfully. The quality of our planning plays a significant role in
determining our ability to address the issue effectively.
Once the sources of problems with leakages are identified, it
becomes straightforward to develop a plan for effectively addressing the
problem.
- Collection
of architectural, structural, electrical & plumbing drawing
- Structural
design if available
- Brief
history of structure
- Age of
structure
- Type of
repaired carried out in past
- Common
complaints found in structure
- Location of
structure also important
- Any
alterations of additions in structure
- Finding the
professional for the effectively project carryout
- The
preferred approach for completing the task
- Budget of
the project
3.
Strategy
After the completion of the planning phase, the final step to
successfully accomplish our task involves implementing a suitable strategy.
Once the data and required information have been
gathered, it is essential to categorize the data as outlined below.
1.
Leakage / seepage / dampness which is are the
permanent for the 12 month of the year
2.
Leakage / seepage / dampness which disappear
after monsoon
3.
Leakage / seepage / dampness observed during the
repair
After the data has been categorized, it is crucial that we
determine the appropriate approach and methods to accomplish our objective.
Waterproofing technique / materials
The selection of waterproofing systems / material
is influenced by the past experiences, prevailing practice and cost consideration.
The method can either be conventional or contemporary. In our earlier chapter I
already outline the different –diriment method
1.
Conventional method
-
Brick bat coba
-
Mud phuska
-
China mosaic
-
Box type waterproofing
-
Grouting
-
Tar felt water proofing
2.
Modern method
-
Membrane – APP , SBS , EPDM
-
Chemical Coating –
-
Polymer based , epoxy based, silicone based,
rubber based, acrylic based, polyurethane based
-
Sealant
-
Self-adhesive membrane
-
Self-adhesive tape
-
Tar felt water proofing
After choosing a method and
materials to complete our task, it is important to select the expert & experienced
professional’s applicator.
Once
the application has been completed, it is important to thoroughly review the
entire work in order to identify any loopholes or unfinished processes that
need immediate rectification.
I
hope that all the procedures outlined here are satisfactory and beneficial to
you, my friends. I will present an additional chapter in the same field that
will deepen your understanding & knowledge which will be useful
Next article
will cover the
“REASON AND CAUSES OF LEAKAGES /
SEPPAGE / DAMPNES “
Please
ensure your well-being until then, as I will return soon.
